DRIVING DIRECTIONS: From US 75 in Plano, east on

FURTHER DETAILS regarding custom lot PURCHASE PROCESS,
TOURING Club Inspiration, etc:
- Phase 4A (Azure Pearl Trail) is
RESTRICTED TO ONE-STORY HOMES.
- Phase 4B (loop consisting of Meziere Sky Drive,
April Dew Way) may be one, two, or potentially 3-story homes,
subject to 35-foot height restriction.
- Bring your own builder -- any legitimate builder
with seller approval. NOT restricted to volume builders currently
building elsewhere in Inspiration; present business practice is that
none of them will build one of their floorplans on the custom lots.
There are dozens of custom builders in North Texas, and most are
available to build your home here! There is no list of preferred,
approved, or recommended builders or construction loan lenders. If
needed I can assist with informal referrals for both.
- Any true architectural style welcome. Much
greater flexibility allowed for homes on these custom lots than you’ll
see elsewhere in Inspiration.
- 3500 SF minimum conditioned space
- Procedural requirements: You go under contract on
a lot, 60-day option period, you and your
architect/builder draw up your plans within 150 days after
contract, obtain architectural approval from seller
prior to closing on lot, pour slab within 12 months
after closing on lot, then you have another 18 months
after pouring slab to complete construction.
- If you are financing any portion of lot purchase
or house construction, your offer must be accompanied by a
CONSTRUCTION LOAN pre-approval letter by lender of your
choice. This is not the same as a regular mortgage and is offered by a
much narrower set of lenders, with different qualification
requirements, etc. If you do not have a recent written estimate from a
builder for the house you’re considering building, for your estimate
please use minimum $700K for the price of the house, add to that the
lot price, and show POF/construction loan pre-app to support
combined total price of lot plus house. If you need financing
for lot and/or house and do not know a land or construction loan
lender, I can refer you to one.
- I highly recommend that you consider including in your
on-site visit a brief look/tour of Club Inspiration, the
award-winning amenity center that is part of your benefits included in
your HOA fees at Inspiration.

front portion of bldg. #1 of Club Inspiration which is at 1715
Inspiration Blvd., Saint Paul, TX 75098 and maps correctly in Google

call them ahead about your visit (let them know you’re working with
Beth Johnson considering buying one of the custom lots) to see if they
are available to give you a quick tour of Bldg. #1 of Club Inspiration
(which houses large glass-walled event center, gourmet kitchen and
conference rooms) and Bldg. #2 (2-story fitness center), or if they’re
not available they can let you know when is a good time for you to
tour Bldg. #1 on your own. At a minimum, I suggest that you park in
Club Inspiration parking lot, stroll up the sidewalk between the
Club’s two buildings, pause at the wrought iron railing, and enjoy the
view overlooking Bldg. #1 on your left, the resort pool complex
including lazy river before you, public greenbelt beyond, Lake Lavon
in the distance, and the Club’s two-story fitness center on your
right.
